Three Backyard Upgrades to Increase Home Values
Every homeowner wants to find quick and easy ways to increase their home value. Even if you don’t plan on selling that home in the next year or even the next decade, improvements that will add to its value are a smart investment. Of course, for most home owners that means an update to the kitchen and bathroom, the two rooms most likely to see investments in a home. That is only natural as they are the two rooms in a home that have virtually no furniture with plenty of installed hardware such as dishwashers and stoves.
The kitchen is also a place where there have been some big changes in appliances in the last few years as computerization has finally entered the kitchen domain. Today you can have everything from a stove that is cool to the human touch but heats your food to a fridge that will text you when you run low on milk. But there are other ways to improve the home and enjoy those improvements when you do complete them. The biggest one is right outside your back door. Here are three easy improvements you can make to your backyard that will upgrade it for liveability and increase your home’s value.
Deck or Patio Installation
I am always amazed at the number of people who have told me that they doubled their amount of time in their backyard once they added a patio or deck to it. Even if you don’t think you are the kind of family that will hold parties in your backyard for friends and family, you can’t beat this for added enjoyment along with increased value.
It can be as simple as putting in some patio slates in a bed of sand outside that sliding glass door or as complicated as building a deck complete with barbeque center and outdoor fire pit. When it comes to barbeque setups you can even include painted propane tanks that will match your deck décor. The trick is to define areas of relaxation and areas of entertainment so that everyone gets what they want.
Trees and Flower Beds
While adding in a few flower beds here and there may be your idea of outdoor decoration, to get the best bang for your buck you are better off making a plan for that new backyard. There are countless numbers of websites and apps that can help you to plan out a change in your backyard. Don’t forget to estimate how big those trees will grow when planning where to plant them. Nothing beats a couple of fruit trees for adding to the shade and giving you fresh fruit in season. But planning first means you have fresh color all year round.
Let There be Light
You may not think of adding outdoor lights as an investment, but potential home owners see it that way. Today we can add those little solar powered sidewalk lights along our front walkway with ease. No more stringing underground wires to give that backyard a safer night, just add a few solar powered movement sensitive lights along the back yard to keep everyone feeling safe. The raccoons will just have to forage somewhere else at night!
